NSPIRE Inspection Preparation

The core service. We inspect your property the way an inspector will, then fix what we find.

Our team walks every inspectable area: unit interiors, common areas, building exterior and systems. We measure against the published NSPIRE standards rather than a generic maintenance checklist, and every finding is photographed, located and classified by severity. You then receive a punch list with the hours it takes to clear it, approve the number, and our crews work it in the order that best protects your score. Before the inspection, we re-walk the property to confirm every item is closed.

Vacant to lease-ready, consistently

Unit Turns & Make-Ready

Every day a unit sits vacant is revenue you don't get back, and a turn done badly becomes an inspection finding later.

We handle the complete turn: cleaning, patch and paint, flooring repair or replacement, fixture and appliance work, cabinet and countertop repair, blind and door hardware replacement, and verification of smoke and CO devices, GFCIs, and window and door operation. Turns are done to the same standard we'd want them in during an inspection, so the unit you re-lease today isn't a deficiency you inherit next year.

Bulk Repair Crews

The cheapest deficiency is the one that never develops. Ongoing maintenance is how a property stays inspection-ready instead of being rescued every cycle.

We run scheduled preventive work on a cadence that matches your property: HVAC servicing, water heater and plumbing checks, electrical panel and GFCI testing, life-safety device testing, and exterior and drainage inspection. Between visits we handle responsive repairs so small failures don't compound into severity findings.

You don't walk it alone

Inspection-Day Support

Inspection day is not the time for your manager to be answering technical questions from memory.

Our supervisor is on site with the complete repair file: what was found, what was corrected, when, and with what evidence. We accompany the inspector, provide documentation on request, and where an item is correctable on the spot and permitted, we correct it while they're still on the property. Afterward we help you read the results and plan the response.

Scopes too big for in-house staff

Capital & Property-Wide Projects

Some findings can't be patched. When the answer is a property-wide scope, we run it end to end.

Full-building flooring replacement, exterior repair and painting, walkway and railing correction, lighting upgrades, common-area renovation, and coordination of specialty trades where licensing requires it. We phase the work so the property stays operational and residents stay housed, and you deal with one supervisor rather than five subcontractors.
